Property flood maps

You can find the estimated extent of the Flood Hazard Area on the MyMaps website. This is terminology of the Building Regulations (2006) and is the extent of inundation of the Defined Flood Event. As the chance of this event being exceeded is 1% in any year, this event is also referred to as a Major Flood.

This mapping is currently the most appropriate guidance that council can provide for assessing the likelihood of a major flood at a property, under current and long term future climatic conditions, from Riverine and Storm Tide sources.

This mapping information will be the most up-to-date flood information available. Council last updated this information on 14 February 2017. If you experience difficulty in viewing these maps, please contact council.

Map layers

The Flood Hazard Area Map contains four layers. Please select the legend icon to see the colours and descriptors of each layer. The four layers include:


This Flood Extent represents the Defined Flood Event and Defined Storm Tide Events under current climatic conditions. This event has a 1% Annual Exceedance Probability (AEP). This flood extent has been derived using hydraulic flood models.


This Flood Extent represents the Defined Flood Event and Defined Storm Tide Events under future climatic conditions (year 2100). It includes assumptions of a 20% increase in rainfall intensity and 0.8m sea level rise. This event has a 1% Annual Exceedance Probability (AEP). This flood extent has been derived using hydraulic flood models.


This Flood Extent represents possible flooding that may occur beyond the boundaries of the hydraulic flood models associated with the Future Climate Defined Flood Event. This information is derived at a broader scale and utilises regional scale modelling based on GIS and simple hydraulic calculation. This information is provided to indicate that flooding in these locations is possible.


Where areas have recently been developed and earthworks have modified the extent of flooding they are labelled as Modified Flood Extent areas and are removed from the mapping. They will be re-included when new regional terrain information has been acquired.

Note about these maps

This map reflects the most up to date public mapping of the Defined Flood Event.

This mapping does include local area drainage flood mapping from Master Drainage Studies. These studies are not available for all areas. A program of new Master Drainage Studies is underway to service most urban areas. Future updates to the map will include this information. The process of updating public mapping does take time. There will be periods where new Master Drainage Study information will show on a flood information search but not on the public mapping.

The absence of Flood Extent does not imply that the area is not subject to flooding; simply that an investigation may not have been undertaken in that area. This information should only be used as a guide to flooding on the Sunshine Coast. Specific local area conditions may exist that have not been represented in the underlying information, due to age or data resolution.

The Defined Flood Extent does not represent the largest possible flood that could conceivably occur; only an event that has a 1% chance of being exceeded in any given year. This event has historically been used for planning and development. Larger events are possible although improbable.

Some road locations have been shown for clarity above the Defined Flood Extent. Some of these roads may be subject to inundation.

Isolated flood free areas within the Defined Flood Extent may be constrained by accessibility and may be subject to significant durations of isolation.

Depths of inundation, velocity and flood hazard will vary within the Defined Flood Extent.

Planning schemes

The above maps are your best source of information for flood prone land. The Sunshine Coast Planning Scheme 2014 also contains a flood overlay map. However, this is current at the time of preparation of the planning scheme and, due to the requirements of a planning scheme amendment process, is not readily updated with the latest flood information.
