A development application with Sunshine Coast Council for a flight simulator in Noosaville was processed using the ‘pre-lodgement’ service being offered by council.
Manager Planning Assessment, Michael Bismire said the pre-lodgement service has helped a number of local businesses through the development application process.
"We had a great example of a business with a unique development application – to build a flight simulator training and entertainment centre," Mr Bismire said.
"The business has two flight simulator rooms, including a fully fitted out Cessna 172 cabin and a Boeing 737-800 flight deck.
"A pre-lodgement meeting was held between council and the applicant in order to address all the potential planning issues with this unique business activity.
"It gave our staff the opportunity to really understand what the applicant was trying to achieve with their development and council could, in turn, explain planning scheme conditions."
Planning Consultant Randall Barrington said the pre-lodgement meeting reduced overall costs for his clients.
"The council staff we met in the pre-lodgement meeting were obviously very experienced and provided a high level of advice and feedback about our application," Mr Barrington said.
"It was a beneficial discussion and a strong pivotal platform from which we could launch our development application.
"The meeting was a good opportunity to explain the intention behind the application and how we wanted to see the development operate on-ground.
"Council explained what we could and couldn’t do with the application in keeping with the planning scheme.
"It was important to us that the feedback they gave was in the context of our business needs. We then modified our application in accordance with the advice council staff provided.
"We lodged our development application and it was a straightforward assessment process that made my clients very happy as they saved time and money in the long-run."
Mr Bismire said each development application is unique in its own way and council aimed to make the process simple for local businesses to navigate.
"I would encourage any business thinking about lodging a development application to arrange a pre-lodgement meeting with council’s experienced staff," he said.
"The feedback I have been getting from business is that pre-lodgement meetings make a big difference in the time it takes for an application to be assessed.
"That’s because applications that are lodged after a pre-lodgement meeting are more likely to contain all the relevant information required for the assessment stage."
